Ms. Bearden joined the staff of AvAirPros in 2005 and is based in the Atlanta office, bringing over twenty-five years of experience in the airport and airline industries.Ms. Bearden is currently serving as the Executive Director of the New York Airlines Liaison Office for LaGuardia and JFK International Airports.
Ms. Bearden assisted Delta Air Lines’ Corporate Real Estate Department in renegotiating systemwide airport leases during bankruptcy, including BOS and CVG, which alone reduced Delta’s annual real estate costs by over $30M.
Prior to joining AvAirPros, she served for five years as Finance Director and member of the senior leadership team for the Hartsfield-Jackson Development Program (H-JDP), the Airport’s $6.7B capital expansion program.
Ms. Bearden’s focus was on identifying and acquiring various sources of funding, providing financial analysis for rates and charges, business analysis and negotiations with airport tenants as well as managing the finances of the capital improvement plan. She assisted the City of Atlanta Chief Financial Officer in the solicitation and procurement of approximately $1.4 billion in long-term financing for the H-JDP in 2004.
Ms. Bearden assisted the Aviation General Manager with airline tenant negotiations and lease amendment for the planned international terminal. Ms. Bearden planned, developed, and negotiated the long-term lease agreement for Hartsfield-Jackson Atlanta International Airport’s $450 million consolidated rental car facility.
During her tenure with the Hartsfield-Jackson Development Program, Ms. Bearden was instrumental in obtaining a $104 million Letter of Intent grant from the FAA for the 5th runway at the Airport, developing and coordinating financing plans for various elements of the program with the airport and the airlines, identifying and assisting in the acquisition of revenue bonds, passenger facility charges, Federal Aviation Administration entitlement and discretionary grants.
Prior to joining the Hartsfield-Jackson Development Program, Ms. Bearden worked for Delta Air Lines, Inc. for over 20 years in Corporate Real Estate, Treasury and Delta Technology divisions. During her tenure in Corporate Real Estate, her primary responsibilities included the three Port Authority of New York and New Jersey airports, where she chaired the Airline Airport Affairs Executive Committee that manages airline interests at LaGuardia Airport and JFK International Airport, coordinating and negotiating issues among the approximately one hundred fifty scheduled airlines and The Port Authority of New York & New Jersey.
Ms. Bearden led a team effort to negotiate the business arrangement to construct a new $2.2 billion hub expansion program at JFK International Airport. The program entailed the subleasing of a newly constructed private airline terminal, and redevelopment of two existing Delta terminals. She was also responsible for Delta’s unit terminal concessions programs at LaGuardia and JFK Airports, generating substantial annual revenue for Delta.
