Mr. Nelson joined AvAirPros in January 1999, bringing over 30 years of Corporate Real Estate and Administrative experience with a major carrier in the development of major international and domestic airports.Mr. Nelson is currently responsible for Technical Services for LAXTEC at LAX, serving as airline liaison for the Project Management Team on the $800M Tom Bradley International Terminal Improvements. The program includes development of NLA gates, new Baggage Handling Systems with in-line CTX machines, and the complete renovation of the terminal lobby and FIS.
Mr. Nelson was recently responsible for Technical Services for the Miami Airport Affairs Committee on the $7.2B Capital Improvement Program for MIA. Mr. Nelson assisted the airlines in the development of the new $980M South Terminal Expansion. This effort required verification of the design requirements, review of construction documents, and the repackaging of the various subcontracts resulting in an accelerated schedule and reduced cost. This program is closely linked to the $1.6B North Terminal Development program being managed by MDAD and constant coordination is required for relocations of carriers affected by both major programs.
During his tenure at Delta Air Lines, Mr. Nelson had regional corporate real estate responsibilities for nineteen domestic and ten international cities. He was responsible for effective management, coordination and development of policy matters concerning existing and proposed new airports. This included the evaluation of financial feasibility and funding methods of capital improvement programs and operating budgets at existing airports. Responsibilities included negotiation of airport agreements, leases and contracts for related facilities and services. Mr. Nelson was Chair in selected airports of the Airline Airport Affairs Committee (AAAC Chief Negotiator) for airport Use and Lease Agreements and Chair of the Airline Technical Committee (ATC) on technical matters.
Mr. Nelson was responsible for the development of airport facilities and marketing offices in support of Delta’s expansion into the Asia market. Activities included site selection, budgeting, negotiation, design, contracting and construction management on projects in Japan, Taiwan, Korea, Thailand, Hong Kong, Russia and India. Mr. Nelson was an active airline participant with IATA as the U.S. carrier representative on Master Plans or expansion plans for several international airports in Asia and Russia.
Prior to assuming the properties and international assignment, Mr. Nelson was responsible for facilities issues at airports and marketing offices in nineteen cities in the western region of the domestic system. Project management included budget, design, bid, contracting and construction of projects representing approximately $40M a year in cash flow.
Delta special assignments included the development of corporate facilities design standards, including ticket counters and way-finding signage, and development of policies and procedures for Corporate Real Estate with associated training classes for department and airport managers.
Mr. Nelson’s experience in corporate properties, facilities, financial, and customer service issues, both domestic and international, provide a unique perspective into the airport development process.
