AvAirPros was retained in June 1998 to assist the airlines serving the Southwest Florida International Airport (RSW) in evaluating proposed Midfield Terminal Program options for the Fort Myers airport. The current $386M program includes a new 28-gate midfield terminal, in-ground hydrant fueling, additional taxiways, airfield improvements, parking structure, rental car facilities, and new roadway system. In addition, AvAirPros provides concessions planning services to ensure that concessions are properly sized and located throughout the design process.

As part of the Southwest Florida International Airport planning team AvAirPros has developed concessions feasibility studies, coordinated space programming and planning concept designs and financial analysis and projections for the new Midfield Terminal Complex scheduled to open in 2004.

AvAirPros evaluated historical and projected enplanement data and Airline market shares to establish planning year populations within key points of the facility. Using this data led to an evaluation of passenger flows many years ahead of the time the building opens to the public. Prior to making final recommendations, AvAirPros insured that the planning documents contained design recommendations for the delivery and distribution systems into and out from the building, remote storage spaces, ingress and egress to storage and waste removal facilities to insure all commercial activities occurred out of sight of the passengers.

The project documents are nearing their first design milestone. Once 30% design drawings are complete, AvAirPros will move into the next phase of development and assist the Lee County Port Authority and Airport Staff establish base building shell construction specifications for tenant spaces, utility infrastructure, integration of base building special systems with the concession spaces. Once the design process is complete, AvAirPros will be assisting Airport Staff create procurement documents that will be used to secure new local, regional, and national concessionaire companies for the new program.
